			<content:encoded><![CDATA[<p>The law is very clear regarding the requirements from UK landlords when it talks about gas safety in a rented property. The law requires annual gas safety inspection to be undertaken by an approved CORGI registered engineer. According to the law, failure to comply with this requirement carries a fine of up to 5,000 and up to six months&#8217; imprisonment.</p>
<p>By law the landlord is required to make sure the following requirements are adhered to:</p>
<ul>
<li>No open flue gas appliance is located in the same room where people are sleeping, a bathroom or a shower room.</li>
<li>All work relating to the repair, service or installation of gas appliances to be carried out by a CORGI certified engineer.</li>
<li>All fixed or mobile gas appliances within the property are maintained and their safety is inspected at least once every twelve months. The inspection must be carried out by a CORGI certified engineer.</li>
<li>Any work done to any gas appliance in the property is then approved through a series of safety tests by a CORGI certified engineer.</li>
<li>Users of the premises must have free access to all documentation regarding the gas appliances, such as manuals, safety documents etc.</li>
<li>A clear set of records is kept detailing the dates of safety inspections and any defects identified and respective work undertaken. The tenants must have access to a copy of these records within 28 days of the safety inspection or prior to new occupants moving into the property.</li>
</ul>
<p>Carbon monoxide poisoning is responsible for around 20 &#8211; 30 deaths in the UK every year. It is highly recommended that landlords install carbon monoxide detectors to protect the tenants. Carbon monoxide is a colourless, odourless gas that is the result of incomplete burning within the boiler, and is normally a result of poor boiler installation. The gas, which is a combination of a single molecule of carbon with a single molecule of oxygen, is very dangerous as it causes serious breathing difficulties, potentially leading to lethal consequences.</p>
<p>The law is very strict with landlords, forcing them to ensure all domestic boilers are checked and serviced every year. Such statutory requirement causes major headaches for large landlords and housing associations. These groups struggle with the administrative and logistical effort of providing access to the Corgi certified engineer to the property.</p>
<p>Analysing this industry shows that it can prove very difficult for a landlord of a large block of flats to arrange access to each property for the gas engineer. During normal hours, most flats are empty (while the tenants are at work), with very few tenants willing to stay at home and wait for the gas engineer to call in. As tenants are reluctant to take a paid leave to stay at home for such gas safety check, it is difficult for landlords to meet their legal requirements.</p>
<p>In certain cases, landlords have to arrange for an entry warrant if the tenant fails to cooperate and allow access for the gas engineer. In addition to the administrative complexity, this adds substantial costs to the cost of the gas safety check (up to 500 for police attendance and potential repair).</p>

<p>How Long Does It Usually Take?</p>
<p>Many garage floor paints kits take only three hours to apply, including preparing the current flooring. Though a much more permanent solution, this time frame is similar to other garage floor solutions such as mats or tiling. This estimate also is only for a normal garage; laying down garage floor paint will take longer if you have an unusually large garage.</p>
<p>Preparing Your Concrete Garage Floor</p>

The cement still has to be prepared if the garage floor paint is going to adhere to it as it should and provide you with a long life and beautiful finish.</p>

<p>If the concrete is brand new, as in has just been laid down and still has that darker color that indicates it&#8217;s not completely dry, even if you can&#8217;t carve your initials in it, then you&#8217;ll have to wait a bit before you can begin preparing the garage floor for painting. Most paint manufacturers recommend waiting at least thirty days, but be sure to check with the instructions before starting, as different kits will have different instructions. If you&#8217;re not sure when the cement for your garage floor was laid, you may want to get with the contractor and find out. Either that, or you could always wait thirty days from move in to apply the garage floor paint. Since the garage floor will have to be prepped, regardless of condition, there&#8217;s no harm in using the garage until the thirty days has passed. That being said, it probably wouldn&#8217;t be wise to pile half your belongings in the garage, as that would surely deter you from applying the garage floor paint when the time comes.</p>

			<content:encoded><![CDATA[<p>If you are going to bulid a new patio or redo an old one this summer, you will have a lot of choices to make. One of the biggest choices will be to determine what type of material you want to make the patio out of.</p>
<p>Anyone who lives in a climate that is cold in the winter and hot in the summer might want to use flagstone to build his or her patio. This is because flagstone is very strong and can withstand the elements better than some of the other rocks. A harsh environment requires you to use a material that wont crack easily and flagstone fits the bill. You can buy flagstone as a man made material or you can buy the real thing but whichever you do, no two flagstone patios will ever look the same. This kind of rock looks different every time you build something with it and it is a great choice for any patio.</p>
<p>Another choice you might make for your patio is to make it out of tile. A patio made out of tile will undoubtedly be a unique one as tile comes is so many colors and textures that no to patios would ever look alike. Another good reason for using tile is that it is smooth and flat, which will allow the patio furniture to sit squarely on the ground without rocking. It will also be safer because there will be no protruding parts for people to possibly trip on.</p>
<p>Brick is a popular choice because it looks good anywhere on or around the house. Brick is also pretty easy to lay and sometimes people with little experience can do it themselves. An advantage of brick is that any patio built out of it will look very substantial and hardy. Additionally, brick gives you an appealing color that looks very good if you surround your patio with a nice garden. Brick has been a favorite material to build houses and patios with for years and that will not be changing any time soon.</p>
<p>Finally, slate is another stone material that will give your patio a one of a kind look. Slate comes in all colors and textures that allows you to construct a patio that will look different from anything else in your neighborhood. You can most likely find slate at some of your local shops that carry stone or marble and if not, you can ask around for it at a home improvement store and they will know where to go to get it.</p>

No matter the type of roof installed on the top of the home, the proper amount of roof insulation is one of the most important needs of an economical home.</p>
<p>Generally, most roofs on homes are insulated in some way. The most popular type of insulation is the roll in type. This type of roof insulation typically comes in the pink or yellow colors and is rolled into a perfect fit between the rafters of the roof trusses. This type of roof insulation is generally used to keep the heat inside the home in the winter, or the cold inside the home in the summer.</p>
<p>Another type of roof insulation that is gaining popularity is the spray in type. There are machines available that will blow insulation into a finished roof. This type of roof insulation is wet when it is installed. Upon drying, the roof will become completely sealed. This type of roof insulation is extremely toxic to install and does require the installer to wear a certain amount of protective equipment such as a respirator.</p>
<p>When a crawl space or attic is accompanied by the type of roof insulation that gets blown into place by a person using a machine, the amount of storage space diminishes completely. The blown insulation sticks to anything, such as materials, and generally even is placed on the floor of the attic or crawl space. This type of insulation is the easiest to install, but is not the best space saving method to use.</p>
<p>Also, most roof insulation is not very flammable. Which means if a wood stove is the only method of heat, and the roof insulation is installed correctly, a chimney fire will not spread as quickly as it would if there were no roof insulation present in the home.</p>
<p>Attics are the best place to check for proper roof insulation inside a home. Other roofs such as on sheds, outbuildings, and barns do not generally require roof insulation. Typically, because these buildings are not heated or cooled by means of some sort of money costing power source. All roofs which are constructed atop a building requiring heat, shelter, or air conditioning should be very well insulated in order to save money.</p>
<p>Finally, make sure when designing a new home, no matter what style of construction or materials are desired, the proper amount of roof insulation is installed properly by a professional. Roof insulation will save a great deal of money by lowering the monthly cost of living prices, allowing more money to be put on the principle of the loan that is needed to build the new home.</p>
